What happened?
On Wednesday, January 28, 2026 - The Zoning Committee approved the rezoning to allow townhomes on La Dawn.
The issue now goes to the Full Atlanta City Council on Monday, February 2 2026.
This approval vote was taken in spite of all the work done by neighborhood, NPU-D, ZRB (Zoning Review Board) and city staff - all of which had advised against the rezoning. Indicating this townhome project is not right for this location within our neighborhood.

The graphic shows all three(3) separate bodies that review the zoning applications recommended "DENIAL" of this zoning change.

ZRB (Zoning Review Board) The vote was: 5 to 1 for DENIAL - 83.3%
So, the question to ask is:
"Why would the members of the City Council vote to approve this zoning; despite the recommendations of 3 independent bodies?"

Greetings City Council Members,
Please follow the recommendation of myself and my neighbors and “VOTE to DENY” Z-25-38 and 26-O-1040:
- Our NPU-D voted twice to recommend denial of this zoning application.
- City planning staff recommended against the rezoning, citing adverse impacts to our neighborhood in their report.
- The Zoning Review Board likewise voted to deny the request after the developer, Middle Housing, declined to continue engaging with nearby residents.
The plan is incompatible with our area, which is designated as a Conservation area under the CDP, and that it introduces medium-to-high density into a low-density area of single-family homes.
We aren’t NIMBYs, there are more than 4,600 multifamily units built or planned within a one-mile radius of the site.
Please protect our diverse and historic neighborhood and “VOTE to DENY”.

The developer who wants to put townhomes on La Dawn Lane at the walking trail (Whetstone Creek Trail) has amended the application to get a 2nd neighborhood & NPU vote.
34 Townhomes:
At a price of $600,000 each - This is NOT affordable or middle housing. This would be the most expensive homes in the neighborhood.
The developer is looking to gross 34 X $600.000 = $20,400,000
Fronting the Silver Comment Connector / Beltline Trail - that price is likely to increase.

Per City of Atlanta DOT, Anne Street is a viable City right-of way capable of accommodating a entrance/exit road. This would redirect traffic away from La Dawn

A developer wants to tear down two single-family homes and replace them with 30+ townhomes tightly packed together.
